HOW TO BREATHE NEW LIFE INTO YOUR NOTE BUSINESS

Do SLOW real estate markets benefit your paper business? Are there financial advantages for you when interest rates rise? Do you see things happening in the economy confirming these problems? Can you make big profits inside of these conditions?

Your answer to those questions should be a huge YES, and make your financial mouth water at the same time. The road to those big profits has a street sign called "OWNER FINANCING".

PAPER BUYERS WILL MAKE BIG MONEY FROM THESE CONDITIONS

Here's a fact you and I both know. The discount mortgage market lives on someone taking back private owner financing on real estate. Take away owner financing and you're out of business--fast. There would be nothing to buy. So what does owner financing got to do with slow markets? The answer is EVERYTHING!

Owner financing to home sellers can mean the difference between a quick sale, or a slow and aggravating process. During slow markets owner financing can come alive. It becomes the best method for selling property know to man. The buyer gets into the house more easily, and the seller gets a fast sale. And you end up with a quality note to buy or flip for a big profit.

You won't find sales agents or bankers promoting owner financing. It doesn't do them any good. You can promote it because you are ready to buy the contract and note that is produced. It can become your best and most profitable source for paper. Plus, you wipe out competition. The competition has no idea the contract and note is being produced.

DOES PROMOTING OWNER FINANCING REALLY GET YOU NOTE BUSINESS?

You can answer the question yourself by simply looking in your market place. You may find it right in your own neighborhood. 

A few months ago 2 people on my street put their homes up for sale. Each home had the normal features a buyer wanted. Both were in excellent condition. The problem both sellers faced was our market had slowed down. Homes were not selling as fast as they were a year ago. I figured it would take months before these sellers saw sales action. 

One day, about 3 weeks later, I saw a moving van in the drive way of one of the homes. The home had sold. I was surprised. I could not resist marching down the street to find out what happened. Sure enough, the seller took back a contract and note.

A month later the other home was still for sale. And the owner was getting frustrated. His aggravation was compounded from the fast sale of the other home. I told him what happened and how owner financing could solve his problem. 

At first he resisted the idea of holding paper. So I carefully explained how he could sell the new contract and note. In less than a month his house was sold. And guess who bought the note?

HOW DO YOU PROMOTE OWNER FINANCING?

You can help someone like I did in any location. The key to helping people is to educate home sellers on the benefits of owner financing. Then show them how to structure a quality note and contract they can sell for top dollar.

One of my favorite ways to promote owner financing is thru mail order. I do this by distributing and selling a booklet using mail order techniques. Its a simple process, and it starts by running a small, inexpensive classified ad. Something like this.

Sell your home in days. Easy do-it-yourself method. No agent needed. Proven fast sale method. Details phone_________

When people respond to the ad I send out a sales letter. The sales letter sells a booklet showing home sellers how to get a fast sale offering owner financing. It also explains how to put together a quality contract they can instantly sell for top dollar.

Once they sell their home, they instantly want to sell their note and contract. If you've provided them with education and support like I did, they'll automatically
want to sell you the note.

Writing Articles is another excellent way to promote owner financing. Papers, Magazines and news letters are always looking for information that benefit their readers. Your name and phone can be included so people get in touch with you.

Promoting owner financing is the most powerful thing you can do to build your note business. Owner financing is the discount mortgage business. Remember, if there is no owner financing, there are no notes for you and I to buy. So take advantage of owner financing. It can turn into millions of dollars in note profits for you.
